A Villa with a
Long History
“There is something special about staying in a heritage listed building.”
The villa is a beautifully built stone structure, dating from the 1930s, which stands in private land of 5,000 square metres.
It shares the same architectural style as the two neighbouring villas, all three of which have played an integral part in the history of Aegina. The Villa has been heritage listed.
The first that was built is the middle one, by the architect Troumpe by order of Nikos Peroglou, the man who first brought the wonderful pistachio tree to Aegina.
After several changes in ownership, Villa Vithania has now been fully renovated, completed in 2013. Every care has been taken to respect its history and period style while adding all modern facilities for full comfort.

Villa Vithania consists of two floors of approximately 200 square meters each (400m² total), accommodating up to 12 guests with 3 bathrooms and 1 WC. With the guesthouse, the property extends to 500m², sleeps 16 guests and offers 4 bathrooms plus 1 WC. Each floor has its own independent entrance, plus an interior staircase connecting them. Tastefully furnished while maintaining its period style with all modern comforts. All rooms are fully air-conditioned and heated.
Upper Floor
Three bedrooms, two of which offer a breathtaking view of the Saronic Bay and its magnificent sunsets. Each bedroom has a comfortable king size double bed, a large wardrobe and a writing desk.
A living room, a spacious fully equipped kitchen, a large bathroom with bath & shower, and a separate WC.
Two large balconies — one with spectacular views across the blue Aegean Sea, and a second facing the back garden with its tall palm trees.

The private swimming pool features a special section for young children. Sun beds with side tables surround the pool, along with dining tables and chairs.
The garden has a wide variety of trees including many pistachio trees — the ‘trademark’ of the island — plus a range of flowers, bushes, and beautiful palm trees spread across 5,000m² of private grounds.
The garden can accommodate small pets, for those who cannot be separated from their beloved animals during their holidays.

Laundry Facility
In the grounds of the villa there are two small buildings. One of these is a guesthouse with two additional bedrooms, offering extra accommodation for larger groups or staff — ideal for families travelling with help or for guests who prefer a more private retreat.
The second building serves as the villa’s dedicated laundry facility, fully equipped with modern washing machines and dryers. This ensures that guests can enjoy fresh linen and towels at all times during their stay.
Note: The guesthouse accommodation is not included in the standard villa rental price and can be arranged separately.
